And we're part of the Real Estate Top Performers. What we wanted to talk a little bit about today, as you noticed yesterday, I had somebody Instagram me on a DM, asked me if it's good time to buy. And my response to him was, "It's never not a good time to buy. Just buy." Because you can never dictate the market. There's so many things affecting it.

The fact of the matter is that markets go up and down, and if you ever think you're going to be a market timer, I'm sorry, there's a very small percentage of people that ever can buy at the bottom and sell at the top.

And if we could, we'd all be rich, and we wouldn't be here talking to you today.

So, if you're a first time home buyer or investor, just buy now. You can never go wrong. The longer you hold onto that property, the better chance you have. If the market did go down, it's always going go up. I mean, look at '08, my house went down to 180,000. It's back up to 500, but it took 10 years.

So if you hold on long enough.

Yep. I'm sorry I'm not helping you now.

I'm waiting for you to chime in about your house.

There's this part where you say if you always, I mean it's always-

But how about your house? You're upside down in your house. How long ago did you buy it?

14 years. And I'm still probably a little upside down.

Yeah. So are you coming out of it now?

But we're trying to tell people to go ahead and buy at all times, and we're telling someone about-

We're saying that eventually it'll go up no matter what.

Real estate is real simple. The longer you hold her, eventually the better it will always be.

It's not like a car. The more you drive it, the less chance that you have that's it's going to start tomorrow.

True.

A house is always going to be there and you're always going to own land and nobody can ever take that from you. So buy a house with land and don't buy a condo or a co-op.

And really, if you stay in insulated areas, the better you'll be.

Like the metropolitan area.
