Without the need for further renovation, new build homes can be very appealing especially for first-time buyers. But there are pros and cons to buying a new build property that you need to be aware of. Here, Cat King shares Phil Spencer’s expert advice on what to consider when buying a new build home in the UK.

Buying a new build definitely has its attractions – it’s all shiny and clean and utterly yours and that’s special. Another advantage of buying a new build home, is something called a fixed price purchase and also that new build homes come with the NHBC ten-year guarantee as standard. But there are downsides too.

THE PITFALLS OF BUYING NEW BUILD HOMES
Some of the pitfalls to look out for include:
- Not all developers work to the same standard. If you’re buying off-plan, make sure you see what your developer has done in the past.
- With space at a premium, especially in new build developments, adding an extension in the future is likely to be out of the question.
- Consider the type of new build property you are buying. Soundproofing is often an issue and this might impact whether you choose semi-detached or a townhouse.
- There are usually additional costs with new builds, such as service charges and property management fees. Make sure you know how much these are and can afford them!
- Make sure you find out when the property will be completed and ready to move in and how long the rest of the housing development will likely take to complete. You don’t necessarily want to live on a building site for years to come.
- Are you able to choose the kitchen, fixtures and fittings for your own home before you move in?
- Will you be able to compile your own snagging list and how long will that take?
